Well today is the day he is supposed to go in and sign the papers! Once we hear from our realtor, I will feel more at ease! Its a huge day for us! [img]smile.gif[/img] I am very nervous!
Also, I have put up my stardust doll on ebay for anyone interested... I also have up for sale Kaileys wetsuit with shoes that ends in a few hours, plus going to be adding a few more auctions today. I normally wouldnt post them on the board, but because of this house thing, I could really use extra money! I wont post the link, my items are very easy to find for those interested!

Well, I guess its a good sign if the realtor called my boyfriend today asking what title company we want to go with and what inspector we wanted.. he forgot to ask if the seller signed the papers, but im assuming if he hadnt we would have heard otherwise!
Now comes the inspector next week, then the appraisor, then the close! Then the bills..... hah!

Hi!
I'm very happy to hear it is all good news for you today regarding the house! Be sure that you and your boyfriend are both there during the inspection. DH & I learned an enormous amount from the home inspections we've had--the inspectors offered us invaluable advice on many subjects from heating/cooling to windows etc.

Unfortunately, I wont be able to be to the inspection! Being a nurse I work such odd hours... They want it done next week and he can get time off work to go, but I cant.. and also right now our floor is short staffed so there is no way I could even find anyone to trade with! [img]frown.gif[/img] Oh well
There is a little more to the story however, the seller... is becoming VERY cheap, and isnt appearing to be the same as he was when we first met him... long story but items that we had in the contract that we wanted to have, he has crossed of the list because we are going the FHA route and I guess the seller has to pay fees up to $300 with that loan, so he got mad and started crossing items off the contract.. is he allowed to even do that? He doesnt appear to be as "nice" as he was when we met him... I cant wait to see what the inspector has to say!

I think he can cross anything off the contract that he wants, as long as you agree. It's all part of the "offer/counter offer". It's part of the negotiations. You want something.....he's not willing....and so on. It all comes down to what you both agree on. If you want something put back, that he's crossed off, speak to your agent.
That's why you have an agent.

If he crosses anything off your agreement/contract, you will need to sign off on that acknowleding the change and it also reflects your acceptance of this change!

What things did the seller cross off the list?
I have been on the buying and selling side of the housing market this year. Both sides are stressful! It is such an emotional decision as well as a big financial decision.
Just remember, there are things wrong with every house - even brand new houses that were built for you. Of course, don't settle for any major problems, but if the inspector finds some small problems, don't let it make you feel bad about the house. Every inspection will find something wrong and almost everything can be fixed. Once you are in the house, this will all seem so far in the past and you will be happy.

Now when he signed the other day after crossing things off, did you agree to what he crossed off?
Did they have you initial or acknowledge that it was ok with you that he wasn't doing/paying (whatever the case may be) with these items?
Yes, it is very stressful on both sides. It's also a very big step. An inspector will find things and some may be very minor.
Hang in there, it will all work out for the best!
